Conversion or extension?
A conversion uses space you already own. A loft or a garage has walls and a roof already, so the cost per square metre is lower than building new, sometimes by half.
The trade off is that conversions bring their own constraints. A loft needs head height and a staircase that satisfies Part B, which turns the stairwell into a protected escape route with fire doors. A garage needs its floor, damp proofing and insulation brought up to habitable standard, and its foundations checking if anything is going above it.
Where both are possible, the honest comparison is cost per usable room rather than cost per square metre, and we will run it with you.
